The town hopes to remedy the situation with its annual round of Housing and Urban Development funding. Assistant to the town manager Matt Hanratty oversees those projects and said the need is crucial for more lower-income and middle-income housing. “We really need that non-student housing and it’s tougher and tougher to find in Blacksburg, especially with a market that is so tight,” Hanratty said. “I was seeing students that couldn’t afford housing or got kicked out because they couldn’t pay rent, and not having any options.”

The Roanoke Valley Association of Realtors said 2020 was a record-breaking year for realty, and the trends are continuing into 2021. The organization reports 6,398 homes were sold in the Roanoke Valley last year, with an average sale price of $265,544. Roanoke Valley Association of Realtors president Walter Grewe said the region only has half of the supply of available houses as they had in previous years. “We’re seeing multiple-offer situations or people coming in and paying full price right off the bat,” Grewe said.
